You already told us the basics on the form. This page gives you a plain-language read on whether buying before you sell is likely to work for you, and what to do next either way.

Two numbers, roughly, and you will see whether buying before you sell is likely to work for you. This is a rough, illustrative read on your equity position, not a quote, an approval, or a commitment to lend.

Educational and illustrative only, based on the rough numbers you entered. This is not an approval, a quote, a commitment to lend, or a guarantee of eligibility. Actual eligibility is determined through a full file review under the program guidelines in effect at that time.

Questions people ask before they book a call

Will this hurt my credit?

No hard credit pull is required to get your numbers.

Do I lose my agent?

No. You keep your agent and your search. Jim’s team handles the listing side on your current home.

What is the backup contract?

A signed floor price on your current house, with an end date. The house still lists on the open market to get top dollar. The backup contract is the safety net underneath it, the thing that lets the lender stop counting your old mortgage against you while you shop.

What does it cost? What do I pay upfront?

Nothing is collected upfront. Full terms are shown to you before you commit to anything.

How fast is this?

Your numbers usually come back within a day. The backup contract stays in place for about six months, with flexibility on the exact window.

Where does this work?

Metro areas. It is not available in Alaska, Washington DC, or New York.

How much equity do I need?

Around 25 percent in your current home, as a general line.

What happens if my house sells for less than the agreed price?

That is on us, not you. If it ever comes to us buying your house and we resell it for less than we paid you, that is our loss, not yours. And you pay nothing up front either way.
